Roof to basement

One building. Every system. Scroll down through it.

Each floor of a building runs on a different system and usually a different spreadsheet. Criballton puts them on one plan of the building, so the facility team sees the whole thing at once.

Complaints become jobs with an owner and a clock.

Staff and tenants raise issues by QR code, app or email. Each becomes a work order, routed by trade and location, with photos at both ends and sign-off at closure.

One complaint, start to finish

From a QR scan to a signed-off job in 52 minutes.

No phone calls to the help desk, no register at reception, no chasing. Every step is timed and visible to the facility team.

  1. 11:02
    Raised

A tenant scans the QR code in Washroom 6B and reports a tap that will not close. Floor and room are filled in. Photo attached.

  2. 11:03
    Routed

Category plumbing, floor 6. The on-shift plumber gets the job on his phone, with a 60-minute fix clock.

  3. 11:19
    On site

He scans the same QR code on arrival. The clock records response time without anyone typing it.

  4. 11:54
    Closed

After photo uploaded, cartridge logged against the asset, tenant confirms by email link. Closed in 52 minutes.

Who runs it

Each person on the facility team gets the view they need.

See what each plan includes

Facility heads

One view of every building, every open job and every vendor, with the monthly report already written.

Maintenance engineers

Jobs, checklists, manuals and asset history on the phone, working offline in basements and shafts.

Housekeeping supervisors

Live round status for every washroom and pantry, and missed rounds flagged while there is time to fix them.

Service companies

Run many client sites from one account and send each client its own branded monthly report.

The first 30 days

From a handover file to a running building.

  1. Day 1Import

Upload the asset list from your handover file or old register. Add floors, areas and your team.

  2. Day 2Tag

Print QR tags for assets and areas. Stick them during a walk-down of the building.

  3. Week 1Plan

Apply PPM templates to assets and housekeeping rounds to areas. The year's calendar is generated.

  4. Week 2Connect

Add vendor contracts and their clocks. Link meters or start manual readings on rounds.

  5. Day 30Report

Your first monthly report: tickets, PPM compliance, vendor scorecards and asset spend.

Connects to what you have

Your QR codes, meters, BMS and spreadsheets, in one place.

Start with nothing more than phones and printed tags. Connect meters and your building management system when you are ready.

  • QR codesTenants and staff report from the spot
  • Mobile appAndroid and iOS, works offline
  • EmailComplaints sent to a building inbox
  • BACnet and ModbusThrough a small gateway
  • MQTT and REST APIFrom your BMS or IoT platform
  • Excel importAssets, areas and vendors
  • PDF reportsMonthly, per building or client

Facility data

Your building data stays yours.

  • Facility data belongs to the client, is encrypted in transit and at rest, and is never sold.
  • Tenant and staff contact details are used only for their complaints.
  • Vendor performance is shared only with the facility team and the vendor concerned.
  • AI fault predictions are estimates that prompt inspections. Engineers decide on repairs.

Questions

Questions facility teams ask

Do we need sensors to start?

No. Work orders, assets, PPM, vendors and housekeeping all work without sensors. Manual readings on rounds use the same limits and alerts, and you can add sensors later.

Can tenants raise complaints?

Yes. Tenants scan a location QR code and fill a short form. No app or account is needed, and they can leave an email to get updates and confirm closure.

Can vendors use the app?

Yes. Vendor technicians get a limited login that shows only their own jobs and assets. Their check-ins drive the SLA clocks and the monthly scorecard.

Does it work for many sites?

Yes. The Campus plan covers up to 10 buildings and the Portfolio plan has no limit. Service companies can run each client as a separate portfolio with its own reports.

Can we import our asset list?

Yes. Upload Excel or CSV, map the columns once and the register and QR tags are created in bulk. Most handover asset lists import in under an hour.

How long does setup take?

A single building is usually live in one working day: assets imported, tags printed, PPM calendar generated and the team raising jobs. Larger portfolios are rolled out building by building.
